I have a 50 gallon now that I would like replaced before it fails. I’d prefer Wi-Fi with leak monitoring. Anyone know the RDP hookup?
Last year I contacted Carey before he passed away (RIP) to help me with an outside 1/2 bath I was building for my pool. He recommended Wayne LeGrand from LeGrand Plumbing because summer had just started and he was busy with A/C. They were good friends. I ended up calling Wayne and scheduled him to do some PEX and copper installation. I was very impressed with their work and professionalism. I will continue using them. Thank you Carey for that recommendation.

Including the water heater?Ben Franklin wanted $600. even after I took out the old one. Told the guy to screw and did it myself. I just called a worker to help lift it. I couldn’t believe the guy said six bills with a straight face!
No. I bought the water heater. It was unboxed and just needed to be hooked up. That’s why I was in utter disbelief. It was gas. Don’t know if one is more expensive labor wise.Including the water heater?
A natural gas 40 gallon swap out with new supply lines in the Southbay is $18-2500. I have 6 friends that own plumbing companies that I work with. 2 river trips ago I had a customer call for one while I was with one of them and he told me $2500 no less. Last weekend I was with 2 plumbers I asked $1800-2000. For me $1600 but they want me to add 200-400 on it.
A natural gas 40 Bradford white is $800 before tax.

It’s an easy electric swap, however the recirculating pump is going to be a little more work.. It’s easier for me to just pay a professional.
Careful what you say here. Just curious, did you reach out to post #11 for an estimate?View attachment 1123026 It’s easier for me to just pay a professional.
Jesus Christ 2500 for a water heater? It only takes 2-3hours.Including the water heater?

2-3 hours of a trained technician who is paid by a licensed contractor who is bonded and insured, that carries workman's comp, city business licenses, provides a company truck, gas card, that is supplied full of tools, and also provides a warranty. Trust me us Plumbers aren't making bank. But yes I enjoy the homeowners who do it themselves I get to see the nice handy work when I get to go back and do it correctly.Jesus Christ 2500 for a water heater? It only takes 2-3hours.
I Definitely recommend @Ak-Rob. He’s done work for a few Inmates and I’m always trying to get him to post more but he’s more of a lurker lol.Careful what you say here. Just curious, did you reach out to post #11 for an estimate?
I sent him a PM..I Definitely recommend @Ak-Rob. He’s done work for a few Inmates and I’m always trying to get him to post more but he’s more of a lurker lol.
I changed my own in Seattle once. Come to find out, Seattle requires a building permit to change out your water heater so if you don’t hire a professional you have to get an inspection.2-3 hours of a trained technician who is paid by a licensed contractor who is bonded and insured, that carries workman's comp, city business licenses, provides a company truck, gas card, that is supplied full of tools, and also provides a warranty. I called them and they say $1250 ballpark, but could be more depending on the job. I’m assuming that’s the base water heater.Van Rooy installed an Electric 40 gallon Bradford White about a year ago for about $950, I'd bet it's up at least 20% by now.
Carey hooked me up with J D'Uva plumbing and have been happy with their timeliness and work.Last year I contacted Carey before he passed away (RIP) to help me with an outside 1/2 bath I was building for my pool. They do good work. I've usually delt with Brian or Arley, they both are good. I believe they would recommend Bradford White which is pretty much the go to for professional plumbers. The last time I used them they were $90 an hour labor which is less than boat repair.I called them and they say $1250 ballpark, but could be more depending on the job. Not all home owners are created equal.2-3 hours of a trained technician who is paid by a licensed contractor who is bonded and insured, that carries workman's comp, city business licenses, provides a company truck, gas card, that is supplied full of tools, and also provides a warranty. Not knocking some homeowners. Their are some that are great don't get me wrong and it sounds so easy. However just wait till the ball valve doesn't turn off so you have to replace it, then go to the main water shutoff at the house and snap the handle off cause its frozen, now you have to replace both. Then try and turn it off at the meter and it doesn't turn the water off all the way so now you're trying to sweat on new valves while the water is running. Then what, go back to the customer and ask for money or is it my fault and i need to eat the cost? Turns into an all day event cause you weren't expecting all the extra work and don't have the parts on your service vehicle. The only way I would have enough parts to cover all service calls plumbing wise is if I drove a peterbuilt and a 53' trailer. I'm just trying to provide some insight to the customers since this is my line of work. It sounds really easy on paper and I wish it was but probably 1 out of every 10 water heaters is it as easy as unscrew the 2 supply lines and undo the 3 wire nuts for the electrical and slam the new one in place. Not trying to hijack the thread. I hope the OP gets it all taken care ofNot all home owners are created equal.
I’m well aware of what it takes to run a business. But damn near $1500 profit before business expenses for 2-3hrs work is allot. If you can get people to pay it good for you.
Maybe I should start a side hustle doing water heaters. Hell if I did 1 a month I would be happy
The OP also has a circ pump involved. I'm guessing he's looking at a $1500 bill including water heater. Not knocking some homeowners. I hope the OP gets it all taken care of
The smell good plumber quoted a friend $4400.Jesus Christ 2500 for a water heater? It only takes 2-3hours.
Nic, you must do quality work or you wouldn't last in your area as long as you have with many repeat customers. Look at OP's photo. No pan, no T+P, no earthquake straps (not required) no blanket, I wonder if there is an expansion tank? The smell good plumber quoted a friend $4400.
The inspector ripped on the installation of the water heater in my place. Nine months later still haven’t gotten around to fixing it. It was a rental and my guess is that it was done by a handyman in a hurry. Going from memory…couple dripping leaks on top, no pan, pvc for the pressure relief piping. To you diy home owners, don’t bitch when you go to sell and your home and the inspector calls you on your work
Did ours myself after getting $2500-$3000 quotes for 50gallon gas in Pasadena. 12yr Rheem performance plus was about $1000 at home depot plus maybe $100 for lines, fittings, expansion tank etc. just needed my son to help lift old unit out.I have a 50 gallon now that I would like replaced before it fails. I’d prefer Wi-Fi with leak monitoring. Anyone know the RDP hookup?
