This shit trips me out. Neighbor a couple blocks down is tearing down their completely custom 5 bedroom home with guest lock out, all custom built, mahogany flooring and grand stair case etc. house was stunning. Funny thing is the owners are elderly and a bit “eccentric”. They have a shit ton of money and houses in Beverly Hills, Malibu, Pasadena, hidden hills, etc. they’ve owned the property since the late 60’s. Old money. In the mid 90’s they tore the shack that stood there prior on their double lot next to a permanent easement and built this house. Now here’s the kicker - since then they’ve probably stayed in the house a combined time of 6 months in 30 years. Buddy lived in the lockout and kept and eye on the house. He gets notice a couple months back. After living there for 20 years, time to go. Reason. Tearing down to build bigger. Lol. Boggles my mind. They’re gonna drop a couple to 3 mil at least after tearing down an 8 million house just to go up one more story and most likely still never use it. 🤦‍♂️ I don’t get it but whatever. To each their own. Wish I had problems like that.

Your guys place is once of the best in so cal imo. But walk the beach in Malibu on a holiday weekend and 50-75% of the houses are unoccupied. 10-30 million dollar 2nd, 3rd or 5th homes lol.

Your neighbor probably looks at this “remodel” like they’re leasing a new 3 series BMW

It’s the same here. You walk the beach at dark, 75% of the homes are dark. Most of the houses inboard and beach side of ocean drive are vacation homes. Nice for the poor folks like us that live here because there’s less traffic and people. 👍

So what does your buddy do now? That's the real question here... 20 years is along time...Or are they building another guest quarters for him? Maybe its just me, but to not to have a permanent home base would freak me out...

When I was in Naples this was nothing new. Usually old money, someone would sell their beautiful 20 million dollar beach house. The type of home anyone would love to own, only to see an excavator come in and tear it down in 2 days so the new owner could build exactly what they want.

There was always some perks to it, people working on the tear downs generally could get some cool shit, I've seen a 10k BBQ get given away, or the likes of appliances, cabinets, it's basically a free for all. The new owners don't give a shit about what's inside.

I've got more stories, but I kind of respect some of the clients I've worked with even though I'm no longer there, but I respect their privacy.

He’s an old school local beach dude. Does finishing construction work himself. Needs enough money to drink beer and fish. Very minimalist. He’s good. Lol

That whole process really screwed the original old school south Floridians as property taxes in south Florida are assessed every year and based on comps. So the new mansions would go up and keep getting bigger, pushed out the older families that couldn’t afford the taxes to keep up. Kinda sad but also, progress I suppose. One good thing about ca is locked in property tax (prop 13)

I had an former client, automaker big wig (was the first American president of Datsun). Had a ton of dough.

This was like 20 years ago…he bought a house in Manhattan Beach. He and his wife ate out for every meal - they had standing reservations at Fonz’s several nights a week as an example - and they never cooked or ate at home.

They tore the house down, and when they rebuilt it, they didn’t want a kitchen. So the house didn’t have one.

I asked him about how it would affect resale?

He didn’t give a shit, said “that’s for the next owners to figure out” 😂

Super cool guy.
Lived with a brain rumor for a few years until it got him.

That’s a cool stretch of beach. I know you don’t have hurricanes like FL but do winter storms ever create surges that push water up near the houses?

They can't pay anyone in the service industry an honest wage and have any form of affordable housing to keep workers close. It's a vicious cycle.

I'd go back to Naples tomorrow if I could get my wife on board.

I’m up to the challenge of being wealthy and attempting to spend more than what comes in. Monty Brewster found out it’s a real PITA in a similar sort of challenge. Lol.

Rich people and their frivolous spending, does put money in the commoners pocket to spend frivolously in their own ways 😂

Where we are no. I grew up here after my mom and dad divorced and we moved from
Malibu. Never once has there been tidal surge or flooding from the ocean wjere we are. The beach is pretty long and there’s a break wall in front of our house. Down on Oxnard shores towards Ventura the beach is pretty small and the tide comes up onto the street during king tides and storms. The homes are build up on stilts as a precaution.

Yeah. Good point. And while the property taxes aren’t crazy it’s made the market crazy so middle class people can’t afford to buy and the purchase prices have pushed rents up so the working class / low income can’t even afford to rent there. You’re right vicious cycle. The way the taxes work in Florida is almost scary though. I’d be super uncomfortable with that shit.

Crazy. My dad did one recently that blew my mind as well. Most people know the huge white house on the hill in Yorba Linda. They tore that down and my dad built a new 26,000 or 36,000 square-foot house I can’t remember which one either way it’s absolutely insane.

They bought the mansion next-door to live in during construction and will be for the maids and they are building a skyway from that house to the new house and bought the whole street from the city so they could put up a gate and close off the whole area. Stupid money, and they are pretty young as well.

Makes me wonder what the hell I’m doing wrong🤣

Seen this type of stuff over 25 years ago. Park Ridge Illinois, right by Chicago. Murphy Lake. Somebody paid 750k for a house, and knocked it down to build a new one. Way beyond my league,

@Tank For these ballers. on an $8M property, spending $3M for a complete rebuild is like a normal Joe Spending $300k to gut and remodel his $800k pad lol

I'm over here trying to decide if I should paint my trim myself or suck it up and hire a painter for $1000 😆

Happens all the time out here. The cities are landlocked so if you want a new,.modern house in a desirable location you buy a lot with an existing structure and tear it down. Don't know if I've ever seen someone tear down their own house, but I'm sure it happens.

Thats funny, when I read that I thought no I haven’t seen that either, wait, that’s what we did. 25 years ago Sarasota still had quite a bit of available waterfront. My girlfriend at the time moved from from KY and bought a 2 bedroom waterfront ranch house from local racer Dan Lawrence. A few years later we had kids on the way and needed a bigger house but really liked the neighborhood so we knocked it down and rebuilt.
Before the demolition, we donated the structure to the fire dept so they could conduct fire drills and got a tax credit for the value of the house, which was cool.

I thought in these beach communities the key was retaining something, like a wall as one example, in order to officially classify the project as a remodel.
As a remodel it would simplify the permit process and avoid much of the governmental red tape, is that still how it's done ?

Same here, I’m up in cold country North Idaho part of every month this winter to finish the inside of the house in Priest River. Local subs still want stupid $$ to do things that I have time to do. Like 8k to install baseboards??? This is not a big house. Currently doing loft and stair railings at the farm a couple miles away.
I have managed to slip away for a day or two to trail ride up in the mountains though.

Friend did that over 10 years ago in Redondo beach. In the end it was considered a 1950s home. They still made him change everything up to current codes. And the tax assessment was up to current pricing. There was no benefit in the end. And he should of just built new as the Floorplan would of been better.

When we demoed the block on the front we found these inside the open cells below the windows. Looks like the masons really enjoyed their lunch breaks.

We are seriously considering moving to Oxnard/Ventura beach community. Our daughter is in her last semester of high school so we could move within the next few years. That area is the best kept secret in so cal.

Something like this with a few upgrades would be perfect. Enough room for all the kids to come by on the weekends and hang out.

Slight hijack, but the "steps away" in that Zillow ad reminded me... We have a good friend in SoCal Real Estate. They had a staff meeting a few weeks ago and they are no longer allowed to say "walking distance" because, of course, not everyone can walk. I asked him what about "view lot" and his jaw dropped. They haven't thought of that one yet. There is no end to this stupidity.

Cali construction baby.... no basements .... easy up/ easy down. All dirt value and just look at that saweet location. nobody gonna build in front of THAT view lol. Stud lot all the way and looks like he's on a friggin end lot too! Primo Oxnard
It’s definitely a prime spot. The lot next to it is a permanent easement so no one’s ever building there. And the house actually sits on two lots. Lot(s) alone are worth 5mil plus. Getting double lots zoned is difficult. Have to get a special permit through the county. There’s only a few double lot houses. Ours sits on an oversized corner lot which is nice. 😁👍

When I worked out of Camarillo airport as a flight instructor back in 2002-2005, I used to take my little Isuzu rodeo off roading in the Oxnard dunes at night behind these houses. It’s such a cool spot down there.

When I worked out of Camarillo airport as a flight instructor back in 2002-2005, I used to take my little Isuzu rodeo off roading in the Oxnard dunes at night behind these houses. It’s such a cool spot down there.
I cannot confirm nor deny I've participated in some nighttime wheelin' in the dunes.
