That’s a boatload of cash per month. What amenities does that get you?
It gives you the peace of mind knowing that you have a guaranteed spot to park your boat overnight, without having to use the ramp. I’d pay $800 per month for that!

Of course, I am like a conditioned lab rat, because that deal seems completely reasonable to me.

Currently there is a 100’ dock available for rent near Hillsboro Inlet. They are only asking a mere $8000 per month. Just to give some SoFlo context.

I cannot help but compare my own circumstances……

Would I rather have a dock for $14k and $800 per month

or

A 250k dock with no monthly expense.

I think I’d prefer the 14k dock. Lol

A member has one posted for less for RDP members.
And its in a better location. The one advertised above is on the runway for launching, and we've all seen how people drive boats. Especially after a few drinks and fighting with he old lady.

I would direct you to the previous thread of a fist fight between a slip owner and someone who decided to use his slip.

Sounds like it has been a problem with random people using the owned slips.

Also, they describe these as "licenses" rather than ownership, which entitles you to a form of rent control, I think max 5% increase per year. Plus they will rent it out for you.

Im not sure how they can get away with it but I have been told only the original buyer can sell the slip, and the next owner can't, they can only walk away from it!

I’d like clarification on that. Because I was wondering if during the sale does the new owner sign a new contract that only allows it be “sold” once?

Seems like Riveria would be shooting themselves in the foot only allowing one sale. After the initial sale the dock becomes worthless when you cannot resell it.

Now if they bought it and chose to not relist it, that’s another story.

it’s accurate. Original owner can sell once, owner 2 can‘t sell it.
Second owner is paying the monthly until he walks away. Then Rivera can sell to new owner and start process over again.

Why would you want to intentionally devalue the space to owner #2? Just to hopefully get action on selling it again?

That’s was what I was thinking about.

I guess it makes you feel better about buying one because you have a fighting chance at selling it. But buyer #2 knows they’ve just purchased a monthly bill.

Can buyer #1 just forfeit the slip to Riveria and walk away?

To be honest, I am not sure how you get out of playing the monthly dues

I cannot help but ask………. Is there any other areas of the lake, in which a marina could be built? I am guessing it’s a long term lease with the state.

The pitch to the state………. This marina will reduce the congestion at the boat ramps. Blah blah blah Basically, whats in it for them.

I wish I owned a marina in SoFlo. A small marina by my home just sold for 32 Million. (30’ Slip is $1500 per month).

I think you’d be better off buying an existing Marina.

Havasu seems to have always lacked follow through. The visions are there but concessions are made quickly.

I think The Riveria has done better than most though. Homes are complete and they have an operating ramp and marina.

But like most things there are “quirks” and only being able to sell a slip once is one of them. Why not just say Riveria handles all purchases and sales and be done with it?

Riveria wanted the cash of the initial sale to recoup build costs IMO.

I think they would have been better served, just signing folks to long term leases (similar to the Havasu marina).

Anyone else ever think about - the Riviera is open and flourishing. . . . While what was once Sand Point, and a much smaller setup, has yet to open? ? Weird.

If so, that’s a tuff payment to make in Dec, Jan, Feb. Even the snowbirds think it’s cold. Lol

Dress appropriately and it’s still decent boating weather quite a few days in winter. Obviously cold as heck in the mornings/nights but with full sun on you it’s still nice boating.
