Most of the people building or purchasing homes in Riviera or anyplace at LHC just want whatever time they can get to enjoy their Families,Boats,Cars. For the most part these are peeps who provide 100s of jobs at their businesses & need to get way from all the day in & day out bullshit. Those buying million dollar houses in Havasu areas no doubt earned those houses.
Also,Sams Place is right up there with In & Out. :)

All I hear is complaints about tradesmen in the town.
These are no tract houses.
Do they worker live in town?
Wife’s cousin just built a nice custom home in Havasu on a double lot with a casita, pool and double RV garage. Took 3 years to complete. Absolutely ridiculous.

Couple of listings at the Riviera in Havasu. Very nice houses but they are so close to the neighbors. This ain't Malibu on PCH. I would think they would have a little more land and space between the houses at the desert but there's an ass for every seat.

That 20 day old listing took a lot of time, money, effort, and coordination to bring it to the finish line... especially out there. I have no idea why, but living in a little uncrowded beach town that has blown up I can attest to the fact that people will put up big money for tight setbacks close to water, love big golf carts, crowded holiday weekends, and mediocre restaurants in a spot that is less crowded than where they live.

1st and foremost I hope they get asking price or even bid up. Not my jam but I guess some buyer is their target. I have structural / design prints for a second RV garage and back living quarters. At some point I am going to build this out. Granted I got into Foothills at the right time but after actually living here for over 10 years I do not think I would trade to be down there straight up (seriously).

To @shintoooo 's point on Malibu agree 1000%. My place in HB Harbour similar sq ft, pool, single story, on water, concrete dock, close to PCH Pacific outlet - I would never trade places in the Riveria. This is not me hating or bashing - I am seriously drawing a blank as to who would put that $ there instead of a myriad of other opportunities. What am I missing.
We love it up here in phase 1 of the Foothills. Only go down when we want to.

Out of my price range. I like the neighborhood, love the location. Looks like the bad ass pads continue to go up.

We’re just finishing a casita and they’ve been on the ball the entire way.

I’d highly recommend Shane with Edge General Contracting.

It’s wild to me that you either have great results or terrible in Havasu.

That’s a badass pad and if they can pull down $5M then more power to them. Same pad at broad beach in Malibu would be $30M+, that’s another world out there. One thing I’ve come to realize is there is no shortage of people with extreme wealth in this world and their ability to consume products like this are unlimited.

for 5 mil this would be my choice
I like it, but it's only 20 acres. As a kid, I grew up on a 1/4 acre lot, 1950s build. Always wanted 1/2 when I was on my own, and managed to oddly enough. My trailerhood lot in Golden Shores is 3/4, and it seems small now, and I live on ten...For close to 5mil, I'd hold out for a place with an airstrip, and at least 100 acres.
I'd want enough property Bigfoot could be living in the surrounding trees!

Ballers, do you suck it up and pay the mortgage @ $30-35K/month or do you spend the cash and buy outright? Do you run it through a llc and have your company pay for it? How do the 4% do it brothers. Just hard to imagine a whole bunch of ppl having $30k mortgages like orchard hills for example.

This is a cool house in Havasu. Can't get anymore private than this lol.

If rumor is right that is the one house in Havasu.
That does not have fire insurance because they cannot get a fire truck up there.

I'm surprised the city or county would sign off on any permits without FD approval. I had neighbors here in SD County have to make several design concessions ranging from not being allowed to use pavers due to slope angle, to having to provide turn-arounds and road widening prior to obtaining the FD's approval.
Especially fire, where it becomes a life-safety issue.

You guys don’t realize that the STRs are taking over right?

They have no issues snapping up these places and booking them out with all the gangsters, crooks and thieves they can cram into the places for $5K a week. Talking about 20 cars in the street, raves and loud music 24x7 because STRs dont give a shit. No controls and no recourse.

You guys have no idea of the shitstorm coming.

Sure all the realtors will make bank, the town will crow about the tourism tax dollars and STR revenue and everyone will pat themselves on the back.

Meanwhile the locals will flee as they get tired of the quiet town getting overrun all day every day, all their stuff being stolen, etc.

I wanted a place in Havasu but now I’m looking elsewhere.

STR Market is in the tank right now.. A lot of HOA's don't allow them.. In the Riviera which this thread is about they aren't allowed. They aren't allowed in the Foothills, or pretty much any of the nice communities that I can think of off hand?

You would have been right before during and slightly post covid.. but that wave is over for now.

Pretty sure that is the leveled off area with the sign after the hill crest heading down to the marina. Had remembered hearing about it before interest rates went higher than pterodactyl tits. Would be a cool concept and probably successful depending on unit costs. Breaks down to $235k+ per lot. Wonder if they could be brought to market fro just over a million each. There is a similar concept down here in cave creek, that were right at a million and sold out pretty fast. I looked at one and was impressed. For a second home and limited maintenance requirements due to AOAO handling it on the complex it could be solid choice for a second home for many.

Aside from the negatives the homes themselves are spectacular. I like the layouts and materials.

LOL Our Moonridge lot wasn't much smaller, at least it was 30’ from the river, my dock and boat.

Lol I hear ya. But the more I look the more I see. The second one from your first post has a backlit island. I’ve done a few and my electrical number was big. Let alone the stone guys numbers.

I’m just stoked to see this happening in havasu. IMO this was the direction McCullough wanted his town to go. When you really think about what he did (brought a bridge from Europe and flew people out to look at buying lots) he was trying to build a “baller” city.

Edit. Upholstered headboard that is at least 5 to 6 feet tall too lol.

So with some of the NON-Riviera homes in here with the super long elevated driveways, do you tow your boat up and turn it around to put in the garage? No way some one is backing a boat up that hill to some of these places? I'm just curious.

She’s up my ass to buy it and move there and I don’t want to move. 😳

What is minimum spend for reasonable house with RV garage, pool & lake view in Havasu at now? I look a lot and seems like min $1.5m to get that.

From all the new construction homes I'm seeing out there, they are putting all these houses close together. They are trying to turn the town into a place where wealthy people vacation and it will slowly price out the locals. Every new construction community, the houses are close to each other.

Look at these ones and how close the neighbor is for the $$$.


Same as Mammoth...not for the faint of heart or short of wallet...
