We are in the process of adding 900sqft to our current home as owner/builder and thought to share our experience with the inmates on our journey.

A little history on the house to start with. Built in 1959 and purchased in 1961 by my in-laws as they moved from Torrance to Lakewood due to the number of African-Americans moving into their neighborhood at the time. My MIL would have no part of it as she went to HS in LA that was 95% black and had her share of abuse from that breed so they sold and moved.
My wife was born in this house in 1963 and her parents had passed some 10 years ago. Her disabled older sister lived here until she passed in 2020 and her disabled son that dealt with 2 brain tumors in 2007 and 2009 had lived with her. He is 48 now and has memory loss issues so he can't drive nor work so he is staying here with us. We moved into this 3 bedroom/1 bath 1075sqft house in Oct of 2021 with plans to do an addition. An idea of what it was.

We finally broke ground late Nov of 2022 by demoing the patio area and stucco off the back side. Demo and excavation cost me right around $10k which I thought was a pretty good deal. Shortly after forming/rebar it started to rain for 40 days and 40 nights. My coworker and his brother helped me form and pour the Fondation late Jan.

Feb 11 I tested positive for C-19 and was not allowed to return to work so I started the sub floor last Tue as I had sick time on the books to cover me for a week. 100's of nails and hanger/brackets and I'm 95% done with the floor beams/joist. Fucking hardware cost a small fortune, 4x6x20' beams were $63, 4X6X22' ones were $147. 😳
Going to rest today as my back is killing me (turning 65 in a couple of months) and start on the rough plumbing this week after work.
Updates to follow as I progress.

Looks good. Inspector might call you on non treated touching concrete on that 4x6. Subterranean termites. I have some new treated 4x6 pieces left over you can have if he does.
?
Only wood touching concrete is the 2x6 PT sill plate.

Plumber they got under our house to fix a gas leak this week wished he had all that space, maybe had a 1/3 of that, looks good socaldave.

looking good. We did that 25 years ago to our Lakewood house. It was an original 942 sq ft 2x1 built in '41 or '42 in the Old Lakewood City Area.

Plans are to replace all galvanized pipe to PEX, all galvanized drains to ABS, sandblast existing stucco and redo to match new, replace 30+ year old roof, all window's and 225amp main panel in preparation to have Palomar install solar. Gonna be a busy few months.
Oh and like all RDP inmates paying cash for everything but the solar which I may have to finance.

Well thought to provide a little update on our project. Been real busy at work so things aren't moving ahead as fast as planned. My buddy is helping me with the rough plumbing but is also.working 50 hour weeks. Got all the drains in and should have that part wrapped up in a couple of days. Most of the pex is in and waiting on the wife to decide on the last tub hardware.
Hope to call for floor/rough plumbing inspection this week and start on framing. This fn weather doesn't help either.

Looking good . If you guys haven't already, make sure to cut plenty of vents into that rim joist to get good cross ventilation into those crawl spaces.

Well hope the storms are behind us for a bit. Got the floor insulation in today and removed all the electrical minus main panel off the existing wall.
Gunahl dropped of $9k worth of wood as well. Gonna get the floor down tomorrow and start framing on Monday.

Framing is complete and I worked on rough electrical Sat/Sun. My buddy stopped by this morning and we installed the new service panel, backfeed the old service and moved the feeds/meter over to the new service. Got a little more electrical work to do then I'll call for inspection.

Quick update, had inspection today framing, rough electrical and roof integrity (new and old). Fukers made me pull another permit for the front portion of the existing house to re-roof. 🖕

1. Framing was spot on! I payed for all materials + $10sqft labor which was a win for me but at a risk as it was uneventful.

2. Electrical, had a buddy of mine help me set the panel and I wired the rest. Inspector called me on ground rods only being 5'2" apart as NEC is min 6'.
.1 Also wanted the switch/outlet boxes dressed out as I left them cut off.
.2 I installed traditional breakers (3x20amps & 2x15amps) on the feed from the new panel back to the old splices due to cost and hoped he'd cruse by it. Nope, any circuit extended over 6' requires an Arc Fault Breaker...ordered online for 1/2 cost of orange or blue box store pricing.

3. 30# felt goes on tomorrow morning in anticipation of Thu storm???

A little update.
New roof completed today with all new facia and starter boards so the top is done minus my solar panels once scheduled for install being later this year.
Existing stucco sandblasted and just waiting on my windows/doors to arrive later this week to get paper on and move forward with that part.
Rest of insulation going in this week as well so we can start hanging drywall.
HVAC is in the new portion and waiting on the air handler/condenser as they are on BO for 3 more weeks.
Hoping things go smooth from here...

Insulation installed today. R-30 in the rafters and ceiling with R-15 in the walls. R-19 was installed in the floor prior so we're checking this off the list.
Exterior windows/doors installed on Friday as well. Calling for inspection then get the paper and lath on and drywall hung. I can almost see the end of the tunnel...

Had inspection for insulation, doors and windows yesterday and got the okay to hang the drywall, exterior paper and lath which will start on Tuesday.
I've been focusing on cleaning up under the eves all week in preparation for paint that I'm going to spray today. Damn that took me all week doing it after work but it's done and ready to spray.
