Drywall is up and exterior paper/lath is as well. Calling for inspection tomorrow.

We doubled the sq ft of our first house in 1991 in San Diego. Paid $155k and did the entire remodel for $40k with me doing trade work, and friends helping, for almost everything. I drank so much beer, even for me, because my buddies were doing this at nights and weekends so had to make it worth their while. Worth almost a million now. Additions are worth it and nice to enjoy your fruits.

Plans are to replace all galvanized pipe to PEX, all galvanized drains to ABS, sandblast existing stucco and redo to match new, replace 30+ year old roof, all window's and 225amp main panel in preparation to have Palomar install solar. Gonna be a busy few months.
Oh and like all RDP inmates paying cash for everything but the solar which I may have to finance.
IMHO, if you can't pay up front for everything, finance something else and cash out on the solar.

Quick update, been real busy at work so things haven't progressed as I had hoped. Outside stucco is done, just need to do some paint touch-up's as I had sprayed everyting prior. Elected to pay the additional cost of ($1600) in stuccoing underneath the eaves. Never have to worry about painting or other clean-up going forward in that area...hose that shit down as needed.
Interior paint is done...not sure why but the (great room) ceiling took 2 coats of PVA and 3 coats of Sw ceiling paint too look right...fuk me...
Worked in the attic this morning installing the AHU, new Aprileair filter and new supply/return plenum's that I had pre-fabricated. Was hot up there by 10:30ish so back down stairs I went to work on electrical. Great room is live with 120vac and no issues. Gonna do the other circuits tomorrow after time spent the attic work on HVAC.

Thanks to @NicPaus for the hookup on the SPC flooring and MDF moldings. Saved me about 70% in tha deal...I owe you one!

Quick update, I finished the installation of the HVAC system today and we finally have A/C in the house after about 6 months. Real pleased with the performance of the condenser/ inverter system and variable speed AHU.
Going to skim the new addition floors with 3/8 plywood to level out with the existing subfloor this week. Hope to start laying flooring on Memorial Day weekend.
Been living in our TT in the backyard now for 9 months...we're ready to be back in the house soon...

My Memorial Day weekend is on. Finally putting down some SPC flooring after skimming the new addition and existing kitchen areas with 3/8 plywood to level everything out. Can't wait to get back in our nest...

Quick update, as with the crown moldings I elected to set all the base moldings and window/door casings in the primer state. Once everything is caulked/nail holes filled/sanded I took the time to mask everything off to spray some paint. In the past I would pre-paint everything install it, then caulk/fill holes then paint again and it just doesn't look as good as the way I'm going with it.
This is our bedroom, French doors/seals will come off so I can spray the jams and the doors will be stripped of hardware and sprayed separately....shit takes time but I like doing it right the first time...

We are in the process of adding 900sqft to our current home as owner/builder and thought to share our experience with the inmates on our journey.

A little history on the house to start with. Built in 1959 and purchased in 1961 by my in-laws as they moved from Torrance to Lakewood due to the number of African-Americans moving into their neighborhood at the time. My MIL would have no part of it as she went to HS in LA that was 95% black and had her share of abuse from that breed so they sold and moved.
My wife was born in this house in 1963 and her parents had passed some 10 years ago. Her disabled older sister lived here until she passed in 2020 and her disabled son that dealt with 2 brain tumors in 2007 and 2009 had lived with her. He is 48 now and has memory loss issues so he can't drive nor work so he is staying here with us. We moved into this 3 bedroom/1 bath 1075sqft house in Oct of 2021 with plans to do an addition. An idea of what it was.

We finally broke ground late Nov of 2022 by demoing the patio area and stucco off the back side. Demo and excavation cost me right around $10k which I thought was a pretty good deal. Shortly after forming/rebar it started to rain for 40 days and 40 nights. My coworker and his brother helped me form and pour the Fondation late Jan.

Feb 11 I tested positive for C-19 and was not allowed to return to work so I started the sub floor last Tue as I had sick time on the books to cover me for a week. 100's of nails and hanger/brackets and I'm 95% done with the floor beams/joist. Fucking hardware cost a small fortune, 4x6x20' beams were $63, 4X6X22' ones were $147. 😳
Going to rest today as my back is killing me (turning 65 in a couple of months) and start on the rough plumbing this week after work.

Is tecoing the floor joints to the mud sill and mud sill to the rim joints and also, t-straps from the 4 x 4 to floor header required now? Or is this an over kill on your part? Looks good.

Yes per city of Lakewood/LA County....and all those straps/saddles are not cheap...it's a fukin monotony for Simpson...I should invest...😁

Our first home was located on Graywood off of South street, left in 1994 after the rodney king riots changed the landscape so to speak, best move we ever made.

Little update here.
Inside has been done for sometime now. A couple of weeks ago we poured 5 yards of concrete and then I started on the decking outside the master bedroom. I had poured concrete for where the deck was to be built as I didn't want to deal with excavating, weed barrier, filling with gravel and compacting. We were in that area doing concrete anyway so be it.
Used PT 2x4's as a base and re- purposed the 2x6 redwood that was used for the temp deck (to pass final inspection) for the joist on 12" centers and capped it with Tembertech composite decking. Railing to be installed once it arrives. It's 7'6" x 20'. This area will be closed off the the rest of the backyard via a privact fence at some point.

Yesterday I removed the other deck off the great room and prepped it. Got all the base framing finished today and going to lay the deck down tomorrow starting at 6am.
This deck is 17'x8' and has a 16" wide step all the way around.

Once that's completed I'm reinstalling some fencing that was removed then it's time to start on my outdoor entertainment area that will go here. This area is 30' and tapers to 17' and is 26' feet deep. I had already stubbed out electrical, water, NG and a 2" drain when we did the addition. Hope to have this area complete by early spring time and $ permitting.
