Drywall is up and exterior paper/lath is as well. Calling for inspection tomorrow.
Man how I wish the 90's prices were here today...shits expensive even managing/doing it yourself!We doubled the sq ft of our first house in 1991 in San Diego. Paid $155k and did the entire remodel for $40k with me doing trade work, and friends helping, for almost everything. I drank so much beer, even for me, because my buddies were doing this at nights and weekends so had to make it worth their while. Worth almost a million now. Additions are worth it and nice to enjoy your fruits.

IMHO, if you can't pay up front for everything, finance something else and cash out on the solar.Plans are to replace all galvanized pipe to PEX, all galvanized drains to ABS, sandblast existing stucco and redo to match new, replace 30+ year old roof, all window's and 225amp main panel in preparation to have Palomar install solar. Gonna be a busy few months.
Oh and like all RDP inmates paying cash for everything but the solar which I may have to finance.
All cash to this point and don't plan on financing nada. I'm done with fukin payments but broke...LOLIMHO, if you can't pay up front for everything, finance something else and cash out on the solar.

Is tecoing the floor joints to the mud sill and mud sill to the rim joints and also, t-straps from the 4 x 4 to floor header required now? Or is this an over kill on your part? A little history on the house to start with. Built in 1959 and purchased in 1961 by my in-laws as they moved from Torrance to Lakewood due to the number of African-Americans moving into their neighborhood at the time. My MIL would have no part of it as she went to HS in LA that was 95% black and had her share of abuse from that breed so they sold and moved.
My wife was born in this house in 1963 and her parents had passed some 10 years ago. Her disabled older sister lived here until she passed in 2020 and her disabled son that dealt with 2 brain tumors in 2007 and 2009 had lived with her. He is 48 now and has memory loss issues so he can't drive nor work so he is staying here with us. We moved into this 3 bedroom/1 bath 1075sqft house in Oct of 2021 with plans to do an addition. An idea of what it was.

We finally broke ground late Nov of 2022 by demoing the patio area and stucco off the back side. Demo and excavation cost me right around $10k which I thought was a pretty good deal. Shortly after forming/rebar it started to rain for 40 days and 40 nights. My coworker and his brother helped me form and pour the Fondation late Jan.

Feb 11 I tested positive for C-19 and was not allowed to return to work so I started the sub floor last Tue as I had sick time on the books to cover me for a week. 100's of nails and hanger/brackets and I'm 95% done with the floor beams/joist. Fucking hardware cost a small fortune, 4x6x20' beams were $63, 4X6X22' ones were $147.
Going to rest today as my back is killing me (turning 65 in a couple of months) and start on the rough plumbing this week after work.

I usually return it right at the end.I did this crown molding in the existing part of the house some 10 years ago so we followed the pattern into the new addition.
