here's some things about the house you won't see or be able to notice... all the interior walls are insulated.... all the bed rooms have return ac ducts,... so no hot spots, and no doors shutting when the ac kicks on..the sun load day side has only one small window...

coffered ceilings in the bed rooms w/matching to door closet doors.. all counters are granite.. cove molding in great room and pantry... NO CARPET!!!.. front and rear patio's,.. insulated garage doors garage wired for mini split... has 50anp and 30 rv power w/sewer and water hook ups.... hose bibs are in garage at each end........ big dog wash sink in pantry,,... guest bath has two sink vanity that is seperate room from the shower and toilet area..

Steve, you sure have an eye for building a great looking place that is for sure. Wish I had some of your talent and prebuild ideas when I was designing and building my place.

I got a lot of inquiries about the owner finance and the down payment... first offf, you make the payment to the title companys loan collection dept,.. and get all tax info from them each year.. simple and safe.... as far as down... that a real individual item that would be discussed. for me 50% down works good..... but open to offers...interest rate will go by the down payment...and agian.... bring all offers if interested....lets talk....

Is that a single lot with the rental? How much property is included?

To clear something here.

I have bought from 2FF on contract. He makes it easy, there is no funny business, it’s all handled through a reputable title company. If you’re looking at an owner carry, this is as good as it gets, PERIOD!

I’m just sad he’s putting in a pool, I’d have like to work a trade, but the pool puts me out of the chips. I stalled too long on the cowboy house, looks like I did it again.

I’d really like to rent to own this for about $500/month? I know, that seems high, but I’ve been oppressed my whole life and the guilt you withhold should make it a wash…easy win for both of us?

The pool will sell the house so make sure to thank your wife. Plus you get to peek across the wash toward RDs.😊

after carefully checking comps,.... I'm at 1.4m for both... it would be a shame to sell these seperate... the value is in the new home, all modern, no honey oak cabinette, gold fixtures, pot shelves or low cielings,....that includes all the property and the income /mother inlaw house and the big flat empty lot.. so that gives 5 bedroom 5 bath 2700 sq foot of living area..... the rv garage is 62' deep and drive through to the rear yard... all the block retaining and privacy walls are in, and you can let your dog out the back door and it's total fenced in....

I chalange anyone here to post a better comp thats less.... one thing that you can't do after buying is have more land or get to control the neighbor... being on a flat lot has a priceless value.... being able to leave your boat hooked to the tow rig in the garage is another...being able pull your boat or rv out on your drive way and be able to close you garage door is another.... lots to enjoy on this well thought out property,OH and thanks to Sue.... it now includes a fuc'n pool.....
My RV garage is 60' deep. I can can attest to how nice it is to come off the lake pull the whole rig into the garage and close the door and walk inside the house and deal with clean up later in an air conditioned garage.
