I watch the sold listing in Havasu pretty regularly. This property has been on the market for six months and sold for $205k under listing price.

Makes me wonder if this is a result of an overly optimistic agent or simply a motivated seller.

I’d be pissed if agent said let’s list at $785,000 and it took six months to sell at $580,000.


I’m going with an overly optimistic seller and/or agent on this one. 👎🏻

This recently sold listing has been on the market for eight months and sold for $1,000 more than it sold for three years ago.

Nice place. Seller took a 20k loss on sale of house plus commissions and fees from purchase 2.5 years ago. Maybe it was a short term rental?

Is it a buyers or seller’s market?

Prices haven’t dropped significantly since the huge run up four years. However, seeing a lot of properties now selling for less than they sold for three years ago. Also haven’t seen much in the way of bidding wars pushing prices up.

Foreclosures are back too.

The logical way is to buy low, sell high. That's the business mindset. Most people are emotional mindset and buy high, sell low. They buy during a popular trend when there is demand and prices are temporary high (overpay). When the emotional high is over they decide to sell and usually happens after things have cooled off.

That is how asshat agents get listings. Tell the high seller everything they want to hear.

No calls or showings for weeks. Then tell high seller you need to reduce. Repeat until sold at what it should have been listed for in the first place.

I just now looked at the listing. From the sales history it looks like they made some money. Good for them. Starting the listing price at $785K was nuts. It's on a terrible lot with a steep useless driveway. The RV garage and the 2 car garage are both what I would call compact. If you can get the RV up the driveway and into the garage you'll be lucky to open the storage compartments on the skirt of the RV. Also be lucky to open the doors on cars in the the 2 car garage.

Who was the realtor that sold this house? Might want to ask a few questions before you list with her/him/it/etc…

Those are less than desirable properties though, Saratoga has a driveway approach angle that would drag the crossmembers of any trailer, the McCulloch property is at a busy intersection, deer run needs an easy 100k in upgrades, briarcrest sold for fair market value.


The homes without like mentioned issues are still selling for close to asking. My brother found a place on south side of town that didn't need upgrades, had garage space and was in a quiet neighborhood for what I though was fair value. That house was under contract in 2 days, even before they could put the sign up

Havasu was overpriced and people just want out 2 percent don’t mean shit when you pay that property tax

Or could it be the seller saying the house down the street sold for XXX, I should be able to get 980 for mine. The market here made little sense 3 years ago. People were way overpaying, sellers are still trying to get that. Some can wait it out and get what they get. That's the risk of timing the market. Hold on to your hats!

Exactly. This where a good broker/agent knows when to walk away if a seller is delusional. Walked away from a few that I kept an eye on. Watched them sit, then reduce, then eventually be removed from active listings.

No agent will walk from a listing it’s advertisement for them

Sure, but it can also make you look like you have no clue what you are doing. A few agents here list everything stupid high. They always sit then reduce. Then get removed and relisted with another agent at a much lower price.

Wow, great area, but listed 50k more than my purchase 3 months prior and I’m 2 blocks away, I have double wide rv, newer pool, lake views, and newer house. This house needs work.no longer 2021 with 60 houses on market with 3% rates

Buyers have choices now with 350ish houses on market, supply and demand. Houses with fewer boxes checked will have to adjust some unlike 2021-2022 with under 100 homes on market

Sounds like sellers agent did a good job then.

They bought it for $400,000 in 2017


They did OK.

A lot of variables. We looked for a very long time wanting a RV garage and 3 bedroom. Wife wanted a pool, I could care less. One came up on a somewhat busy street but had a 20x59 new RV garage, new roof on house, new kitchen and appliances, new HVAC and ducting, new flooring and a pool so we jumped on it. First ones to make an offer and we got it. Couple moved to NC. Sometimes it just fits most of your wants. Quiet street would have been nice but you have to make concessions sometimes. When we move to Havasu when I retire in 7 years we will buy a bigger home since we will be there full time. You never know what the market is going to do. I think most homes for sale are priced right starting out.

What a great topic, yes I think people are simply hoping to hit a home run.
Agents should not accept listings that are unreasonable but most agents are true bottom feeders.

We had similar situation when we were looking in Havasu put an offer quite a bit under ask on a place that was way overpriced they didn’t accept it. Six months later after switching agents they sold it for exactly what our offer was. Ended up working out as we bought a place with a bigger RV garage. This was late 2019.

Seems like a decent house for the price. Driveway is kind of steep, backyard is a bit claustrophobic and its finishes are of the brown era which for trendy folks would be a draw back, but it doesn't bother me.

Rates are clearly a wet blanket on the market and it doesn't seem like they are coming down anytime soon.

That is a fair statement. When we sold our TN place the realtor said we can get x number. We said let's shoot for the moon as we were in no hurry to sell, so we priced it about 60k higher. Took six months, but got about 30k more than she suggested.

Thx, new white paint, baseboards, and epoxy garaged, added more recess lighting in living and rooms. night and day , had sellers put a little $, they would got a lot more

Having been through that home a few times over the years…that driveway was a doozy. Some of these driveways aren’t terrible if they level off at the top or have a long slope. But this one was especially tough and then coupled with that busy part of Saratoga. Just not a perfect scenario.
The market is super interesting right now. The Airbnb market has softened and we have seen some of those pop on the market as full time rentals or back for sale. Some homes are selling close to 2020-2022 prices and some are significantly higher. Buyers definitely have some room to negotiate. Some Buyers don’t want to negotiate as much as I would like to…lol. We have sold a couple large ones 2.6 and 1.6 for just about the previous sales price. Our Buyers couldn’t justify the list price and comps didn’t support it. Eventually that quick cash offer doesn’t seem so bad.

Don’t always hate on the agent for taking a higher listing. Granted sometimes it’s extreme…sometimes the Sellers want to try their way for a specific amount of time. This could cost them time which could hurt so I don’t advise this. But if they aren’t in a hurry and insist then we try for a minute. There are spec lots flying off the market with $2-$4m specs popping up. We will see how those sales do come spring, but there are already some pending.
