Was that really an out of sight price 10 months ago? Probably not.

Saw one come across my instagram yesterday of a havasu house at orig 900k and was down at 790k or somthing like that. Followed the link and it showed pending status. Won't say i'm holding my hat but these are significant price reductions if in fact they would have fetched full price 10-12 months ago.

No one said prices wouldnā€™t drop when rates went up, but $300k for a basic house in Havasu is a lot of money. It could be made to work as a part time rental though. House was sold in 2013 for $120k.

Correction - It has a 28ā€™x29ā€™ garage.. that is good for a 25ā€™ and shorter boat.

If you wanted to get out of VRBOs and storage costs to play on the lake.. might not be too bad at sub $300k.

Some of you must live really nice lives . That house would work just fine for us at 300k . Even with honey oak cabinets .

It would be a great pad to use as an investment/vacation property.

If you start factoring storage and lodging costs, it adds up quick.

At $439 no way. At $300 you are into the ballpark of it penciling out. It would be $1700-$2000/month for a snowbird rental as long as it is clean and nice.

I am not in the rental market I know how it destroys the life of the neighbors. I was just saying it has a roof ,walls and ac . At 300k looks good to me . I don't need a place in Havasu we have a tiny little mobile in Parker with only a carport so I'm not even in the market .

Too late to market..could have got that price in late 2020 to mid 2021....like his neighbor below...so 30+% off comparable comps in just 18 months.....this mark down may be an outlier....but more likely a precursor of further price reductions in a vacation city with lots of inventory per sq mile......if you compare to like Anaheim which has had approx same square miles and half (300 ish) the listings....it definitely paints the picture that lots of inventory, high rates, secondary homes, .....prices are going to come down...

For the most part Snowbirds are great. Last time I was in town at my house a couple weeks ago I had 3 different people walking by my house who I didnā€™t even know asking if my snowbirds were coming back. They were excited to see them.

So today you are in property mgmt my condo is bringing in 1400 hundred dec thru april my son condo is at 1550 2 bed

And this is a 3 bed house with a garage and a yard, not a condo.

Yes, today I am in property management. Along with the nearly 10 years of days that preceded today when I was also in property managment.

I recall that as well.

If I recall this one or one like it ended up upside down.
Mouth of the lake a few years back, not sure if it was this one or not. My wife and I pulled up as the people were being rescued by other boaters.

Snowbirds I completely agree with you . Down side is I like them better then summer people so we use our place in the winter just as much as the summer . Lol

Yep. The other side of the coin is if you are coming out that much, the cost is simply worth it. More trips at a moments notice, no more packing, no more storage costs. No more hotels or rental costs, etc.

Any house is better than no house, just like any boat on the lake is better than no boat.

We stopped renting to our birds after we figured out the offseason is better than the summer.

Because, in another 18 months it will crash, and the last 5 times I said the crash was 18 months away will be worth the wait because I will finally buy a house in Havasu after waiting 12% of my life for a deal I could have had if I just bought 5 years ago.

that is a odd looking boat. What is it?

I believe itā€™s an adrenaline? They built a couple super cool boats a few years back.. if I remember right they were priced pretty high but even has a start up you could tell immediately that they were over the top bad ass.

This one had a big Teague motor if I remember right? I believe it was around 300k new?

I believe they flipped this one at one point but it has been gone through and is back to normal. I donā€™t remember the circumstances of the flip.. it is a 26 Howard Cat bottom (talon bottom) so it is a good bottom etc..

I think everyoneā€™s version of a river pad is different. Four walls, a roof and AC is just fine for some up to granite counters, shaker style cabinets and the latest variant of white/grey paint throughout with a monster garage for others. Theres a lot to owning a second home and numerous things working against it once you get it. I always say to people that are thinking about buying a second home ā€œmost people arenā€™t wired in the head for itā€.

Keep your powder dry boys. The bottom is still years away. Iā€™m self employed for almost 30 years and I see nothing good on our Horizon. I have seen the usual ten year dips spread out to 12 + but now we are falsely inflated and Propped up on fake news and printing money. Itā€™s almost terrifying .When we hit bottom I will be going to florida and make some good purchases and call it retirement .

Im not sure why people would have a bad ass boat and pay storage for said boat and then stay in a hotel every 3 weeks when they use the bad ass boat!

I would rather own a decent pad ( 2nd home ) and have an ok boat for a few yearsā€¦..

I guess, Iā€™m an odd ball ā€¦.. Wanna be Speed car owner, with a fridge full of Speed drinks and CLā€™s

I don't disagree with your statement; however, I watched a good discussion, regarding real estate drop in pricing. One phrase or statement of "when to buy in today's market". Best prices to purchase will be when the feds' first drop the interest rate for corrective action. Prices should be at the lowest and start a climb up.

Mortgage would be 1500 at 300k, profits would be slim at 1700-2000 rent
