Anyone live in Temecula and love it ?

I know everyone is leaving the state but when I look at Temecula vs north OC it looks like a deal. I would love to leave cali for good but all of the family is still here parents brothers kids etc. My house in north OC vs a home in Temecula is a $600-$700K difference comp to comp. I'm not at the beach, I dont have trail access it's just a housing tract in north OC. Thinking of a place in So cal to move where I could pocket some cash and be not too far away from family. We have family in OC and family in Carlsbad.

I don't need to be in OC other than to visit family so I don't care about commuting etc.

So what's the good the bad and ugly ?

We went down to Vail Lake Campground last fall and really liked the area, even went to the casino and had dinner and did some gambling for the night.

We would love to be able to move to the area, but anything with any amount of land was in the Millions. After reading about the traffic nightmares for that area, we decided to just stay put.

I grew up in Murrieta since 94, worked in OC and LAC in my early 20s. What this area doesn't have is diversity. Not saying that in a bad way but in OC any kind of cuisine is readily available and there are tons of mom and pop shops. It seems this area is mostly chains and while there are some great mom and pop shops, it's not the same as OC.

Traffic is fucked during commute and school hours. Not sure what you do for work but travel between 9am-1pm and 7pm-7am is pretty non-congested

Yeah I now the traffic sucks. It also sucks in OC and LA etc. My only big driving would be coming back to OC or Carlsbad to visit my parents or my kids. As for food I love to cook and I prepare 95% of what we eat I even feel like OC is Blah when it comes to restaurants.

I wish it looked like it used to. Despite being in CA, our family continues to enjoy it.

The California thing is another topic all together. We don't mind being an hour away from kids and future grandkids we just dont want to be 5-6 hours away. My daughter left OC at 18 to go to UCSD and never came back, being able to drive an hour and half to see her makes it it nice.

We moved here in 2014 , so haven’t been here as long as some of the other inmates. We moved from Coastal area in San Diego to get a little closer to my office and the schools.

First weekend we were settled in , it was a 105 and no breeze. That moment I thought I made a huge mistake , used to think 80 degrees was hot haha. Once we got used to the weather and knowing when to hit the road and when not to, we love it here. Would be even better if I didn’t have to travel for work like it seems you won’t have to. If I was in your situation to pocket a chunk of money, I would be all over it. I happen to like the choices of entertainment and restaurants around here . Good luck

Ok 1st off it’s closed!

2nd wife and I moved here 11yrs ago from Huntington Beach (two blocks from water on 15th) to start a family. I grew up in Yucaipa and would drive through all the time to visit family in San Diego so was able to watch the town grow. I think it’s a very well planned city but the traffic is bad but it is everywhere. Everyone that complains about traffic is just lazy and running out of complaints. I do outside sales so I’m on the freeways all the time big deal make some work calls or turn on the radio! Now on the the food everyone that moves here from OC says the OC food is better more diverse and I say NO! Again I do outside sales and cover San Diego and the OC the food is just more expensive.

Winery’s are great casino is a fun time and so is old town but we eat more meals at home or with neighbors than we do going out (just had dinner with next door neighbors last night at their house). If you want a quick beach fix head to Oceanside it’s getting nicer want to go to ocotillo head out the back way (no traffic) want to go to San Diego it’s really never more than a hour and a half drive want to boat no problem again towing a boat will be no more than driving to San Diego and you have three lakes to choose from.
Notice I don’t mention going to OC to do anything and it’s not because of traffic.


We don’t have to many complaints about living here and don’t really have any plans to move unless it’s for a lakefront or beachfront property when we retire.

We've been talking about leaving but we moved from OC to Redlands in 1987 and then to Murrieta in '98. Gotta say, it has it's perks. Also, if you don't have a CCW, the city of Murrieta issues them on behalf of the County. They cover the application fee and the whole process takes only about 6 months. We love the hiking, lunch at certain wineries, several good restaurants, great neighbors, etc. Our neighborhood has 9 families that have been here since '98 when we all bought dirt and built.

Not 100% sure but Wildomar and Elsinore may issue them too. Temecula doesn't have a PD, they use the Sheriff so you have to go through the county. 18-24 months.

I was born in fallbrook in 88 and grew up in temecula. I bought a house in winchester in 2014. My fiance and I want to leave. Temecula has been wonderful growing up, good schools, family oriented, very low crime, everything you could ask for. It has been growing and becoming over-populated. Home builders are developing literally EVERY piece of dirt, but what doesnt get developed is the roads. You cant go anywhere and it's getting worse. The part that really grinds me is the influx of undesirable people. We are seeing lots of people moving in from LA and San Diego areas and bringing their mentalities with them. We are seeing more trash and shit dumped on the side of the road, bad attitudes etc. That said, sheriffs dept does do a good job of rounding up homeless and moving them along, but it seems I'm seeing more homeless as well. Maybe I'm the one with the bad attitude haha, but Temecula isnt what it used to be

Does it have to be Temecula? If it were me, I’d be looking at La Cresta.

When I was an intern, I’d have to deliver tax returns to the high net worth individuals occasionally. One day, I volunteered for the trip to “Murrieta” because it would take damn near half the day, I made money on the gas reimbursement, and I hated working on tax prep. That took me to La Cresta, and in 08/09, the top dog was extremely reasonable compared to the coastal cities. I know it’s gone up, but the houses there would be a serious upgrade from what you could get in OC for the same money.

Been in Murrieta here since 2003 the public schools are incredible. We came from San Diego and I will agree with the food here is not great. I would avoid Temecula especially behind mall traffic is better Murrieta/ Wildomar. Either buy house with pool or put one I right away. Look in La Cresta if you can afford it is about 10 degrees swing. Good luck inventory is low.

West side of Murrieta since 92, great area.
We are not a small town anymore that is for sure.
LaCresta is nice but takes about 40 mins to round trip a 30pack of beer.
Stoopid $$ for places now but that is the same all over.
Plenty of tract homes or homes with land to choose from.

If your raising a family, then Temecula Murrieta area is very hard to beat in all of SoCal.

But I just left Murrieta. I lived there from 1997-two weeks ago. Both of my kids went thru Murrieta school district. Which is not the best in my opinion, but if you compare it to San Diego or OC, then it fucking rocks.

I have several threads on why I left Ca… If you read them, you will see my complaints where CA over all, not Murrieta.

If you do move to the area, I highly recommend you focus your search on the West side of 15 in Murrieta “Copper Canyon”, Thats where I lived.

Now that I have lived in Carson City NV area for a couple of weeks…
Compared to SoCal, there is no traffic. Everyone drives polite, havent been cutoff once, or flipped off once. I still have Ca tags on my vehicles. Much better experience at the Grocery stores, Lowes etc etc etc. Employee all ask you how they can help you, Every cash register is open, and there are no lines at the registers. Lowes/Home Depot are at least 25% larger than the ones in SoCal, with alot more cool stuff.

Yesterday, I paid $4.69/gallon of gas…

Right now, I have no regrets.

But I will say this. Moving sucks balls, damn we have alot of shit. Its worth it, but its alot of WORK.

I remember back in 2015 being on 15 South waiting to get off on 79 South/Temecula pkwy and I was in line and wasn't even to Rancho California rd exit yet and wasn't just one time. It was frequent.

I have never heard of La Cresta. Is that Murrieta or it's own city ?

yep left corona ca a year ago after 61 yrs of the 91 /15 interchange omg.. live on lake keowee SC no traffic polite people laid back and gas was 1.97 now 3.89

The absolute WORST part of our drive to havasu from Escondido is driving thru T Mech even at 1 pm on a Friday it sucks BALLS. easily adds 20-30 minutes just to pass thru and go north from the 15 to the 215

we often drive an extra half hour just to miss the 3-5 mph traffic

Like others have said Traffic sucks mornings and afternoons EVERY Day!! Although if you NEVER EVER half to leave you’ll be great

Thanks for the input. Did not want to turn this into an EFF cali thread, Traffic is what it is. I Commuted to LA from Cypress for 20 years and then Cypress to Costa Mesa for 10. To be honest the drive home from Costa mesa was just as bad. The 405 in the is packed all time. I'm born and raised so cal so traffic is just part of life.

I was looking more into the area, crime, lifestyle, people etc.

We almost moved to Temecula like 15 years ago. I had a deposit on a home when they were building Wolf Creek but did't want to move my 9-11 year old kids.

If were to make this move I would be done working ( work optional, volunteer work etc ) hence the motivation to cash out on the OC house.

It’s great! Schools are good people are friendly! We didn’t know anyone who lived here when we moved here but made friends quick. We camp and go to the river with some neighbors up the street and our street does movie night in the driveway and neighborhood bbqs and holidays together. Plenty of things to do without getting on the freeway on the weekends. Feel free to reach out if you have any specific questions. Our next door neighbor was born and raised here and he’s 51.

If that’s the case, also look into north county area south of Temecula, like Fallbrook and the surrounding areas. I liked the Fallbrook area but ended up building in Tenaja (backside of La Cresta). We moved from Eastvale, to Lake Elsinore, then to where we are now. I prefer the isolated feeling, space, wildlife, and don’t mind driving a few extra minutes across the Santa Rosa Plateau to get to civilization. Some folks prefer more convenience. We really like where we live. If we move again, it’ll be out of CA because there isnt anywhere else that comes close in SoCal.

i was just joking around ......i lived in so cali for 60 yrs.. we moved from buena park to wildomar then to corona off the 15 by toms farms for last 20 been through growing population and traffic and fires draught....miss the weather miss the people it was just time for a change.....love where i live but i could see it being boring for teenagers.......quiet slow pace here and 4 seasons......like i said i was just joking around my family are all in calif and they wont leave for nuthing.....no more bashing cali....................................my house n cali for over 20 yrs

Property taxes /Mello-Roos & assessments are higher than giraffe pussy in some tracts.

Be sure to pay attention to that. Didn’t seem horrible when the average home was 350k but now at 800k it’s real money. F’n criminal!!

We moved to Murrieta/Temecula from Costa Mesa in 2012. Rented for the first year to make sure we liked it and then bought our first house in 2013, sold that one in 2016 and have been in our current house since then. We live in French Valley (Winchester) and it is nice, but the traffic is terrible. We like the wineries and how close we are to the beach, San Diego, Havasu, etc. It is a great place to raise a family. We are buying another business out here so looks like we will be here for awhile.

My mortgage company is located off the 15 and 79 south. We have done deals for several members that live here and work with all the top RE teams in town. Happy to help if you need that service or have any other questions about the area.
