Havasu Landing HOA?

Can anyone tell me more than a google search did on the landing? Looking at possibly getting a trailer over there one day but not sure what the fees over there are.

Also when I look at properties some say "needles" and some are "havasu lake" very strange.

Any advice on where to look and where to stay away from? Haven't been over there since I was a kid.

I talked to one guy that leaves his trailer there & he said rent was cheap. Then I look at some places & it's $760 a month.

Leaving a camping trailer in the campgrounds vs owning a mobile home in the park are 2 different rents...

The space rent for camping is about 250 to 300 a month depending on location

Space rent in the park for mobile homes will vary depending on proximity to the water, old park or new park and which way the wind is blowing when you sign the contract...lol... if you were there as a kid or can appreciate the term ( Indians) that makes sense.

Example... I pay 535 for 2 spaces...one with my home on it and the other with a stand alone garage .... if it was just my home it would be 400 a month. includes all the headaches you can deal with and trash bins avail to you. water and Elec is metered.

Anywhere inside the landing is OK ... Old park near the campgrounds is way toooo buggy for me.. My place is in the new park and we get our fair share of the bugs but nothing like the guys right on the water....

you cant really go wrong over there... the store will have what you need for food...the hardware store will have everything except what you need. and you cant beat the people...for the most part its a great bunch ... launching on a holiday weekend is horrible...I once waited 15 minutes ...Unbeleivable!!LOL

I think the lowest space rent I saw last year was in the 375 range and the highest I say was up around 525 for a single lot. so anywhere in there is the range. I don't know where the 760 spots are... where did you see that??

You don't own the lots inside the landing... if you want deeded land you have to go outside ,
inside the landing you cab get a place 25k to 225k

I paid 135k for 1700 sqft triple wide and 35x45 garage... BUT I happened to be in the right place at the right time...

there is a nice set up on the market right now for 115k and has a big garage attached to the home on 1 lot with lake view..

go on Plaza hills realty...they handle a lot of listings in the landing...Gary Davis is the realtor out there...

I'm on the water in old park, all we get are gnats, for a few months. I know Thunderhead water front lots get mosquitos too.

As TH 1 said, rents vary depending on which section, where located, and all the other "variances" that get thrown in. Cant beat the place for a weekend/vacation retreat. Not sure I could live full time at the Landing.

I'm sure everyone likes their river spot the best, but Havasu Landing checks every box on the want list in my opinion. Tons of good fun people always cruising around making fun conversation, lots of great families with kids that make lifelong friendships etc. Also the functionality is great with no wait to launch, several stores, gas stations and endless desert riding. You can ride south to Black Meadow or north to Pirate Cove. Can't beat it. Casino is fun to sneak away to, hopefully the new one is less smokey, but it?s still fun.

I'm personally a fan of Old Park because all my friends are there and its close to the water and never noticed a bug issue. My kids swim and I can keep an eye on them. It?s also roomy in old park with lots of open parking areas for the rigs. Old park is smaller though and not as much for sale as the other side.

Places range significantly in price and land lease. I have an older 1972 built mobile thats 3 bed 2 bath I bought for $19K with a $325 per month land lease, but my lot is not huge. I have a 60ft deep car port but no garage. I also spent my first weekend dry walling, painting and updating blinds etc so the wife didn't feel like she was stuck in 1970. It?s all for fun though. I think $50-$75K can get you a nice newer place with a single garage or enclosed car port and HOA at $400-ish. If you go over the $100K mark you can definitely get a newer nicer double wide with big garage but may be $500/mo HOA. I may upgrade to something like that someday if I can start coming more than once per month.
