Just wondering what it might cost to build a RV garage onto an existing house. Does anyone know what the setbacks are from the property line. Finally, any recommendations on contractors? Thanks

I think from the property line it needs to be 5 feet on the side and I know there is a certain distance from the street per city code. Others will chime in here with their projects. Depending on what you are putting in the garage (drains, air, plumbing, etc etc) guys I believe are getting to the 65 - 85 k number (someone will chime in that they got it done for 20k :D) ). I would call Jeff Buhmiller Flying J (928) 486-0773. He has done a bunch of contacting for us and a couple of others on here. Super good guy.

Good luck with your project!

Yes it can vary with the things like 6 inch thick concrete, carports, wide garage door (24ft) with no wing walls and electrical. As others have said Jeff has done a lot of RV garages around Havasu and he is a good solid guy that has the entire project listed in detail. I should have put in a lifting eye of some type in the garage to hand a small hand crane off to remove my outboards when needed.

Beam and come along.

Jeff helped design and build this loft for me. Double beam - one to support loft across the span and one for toys and maintenance for the hook. :)

I did mine as a owner builder 14x57 with a bathroom, drywall, electrical, tv, stereo and swamp cooler about 8 years ago. Then it was about 65k. My only mistake was not making the 2 garage doors 13'. :grumble:

setbacks vary per property, standard Havasu residential (1) is 25' front and rear, 5' each side, you can build Living area 5' into the front setback but the garage must remain at the 25' set back, Detached garage not built into the rear setback must have 6' separation eve to eve or 10' separation eve to eve if encroaching the rear set back, you may encroach 15' into the rear set back. As for cost a RV height 15' tall is running $60 - $75 per sqft depending on options and builder.
I draw plans and work with several builders in Havasu, feel free to call me for any other building concerns. my phone number is in your PM box

better find that restoreable truck now and sit on it, with the popularity of trucks these days the prices are going up and they are getting harder to find

If this is a real person/question it would probably be best to start a new thread rather than dig up a 12 year old one.
Yes it’s a real person and I found the forum so sent a message as I didn’t want to loose thread and not find it !! A friend of mine has already reached out to get me in touch.. sorry but at least it was seen lol

Our son is able to do the drawings. He did our RV garage for permit as well as our Kitchen renovation. Was going to post up these images and I might as well do it here. Pm me if you are not a bot OR AI and want the contact. 👍

To builders, has to cost gone down a bit in the past two years due to lumber pricing?

I've wondered the same thing. In the last 4-5 years I've watched two popular Havasu builders raise their 3BR RV garage home from $289.900 to $469.900 on your level lot. They've both been there for well over a year and both increased even after I heard that lumber had fallen. IMHO it's going to take a faltering economy for prices to drop.

Lumber is down but not overall costs.

2x4 is back to $3.80 peaked at $9. Plywood is back down as well.

A roll of romex 12/2 is down from 160 to 120. But was $69 before covid.

A roll of 6/3 for a range is $410.

Interior and exterior doors are up around 50%.

Concrete $1800 a load up from 1200.

Rebar is almost double.

Labor is up 50%.

Thanks it is finally coming together. Hope to be completed in a couple more weeks. Then we just have to do the yards and build a pool. Hoping that happens late this year. I am tired. LOL

Still wayz out on this for us, but knowing this just opened up a whole lot more homes to consider, as long as there is room for an RV garage 🤔

If you have a guy then I’d suggest that you discuss pricing with those people. Getting numbers from others might muddy up the numbers for you. As it might be talking apples to oranges. There are many levels of finishes and that can affect pricing. 👍

I’ve never heard that before. Interesting thought. He’s a contractor so I’m sure that will help offset some of the costs. This thread is literally asking about the price of rv garages i dont think asking prices muddys up anything. Just gives ideas

My good buddy just built a RV garage
He did a lot of it himself
But
It adds up quickly
He built 18x80 14 tall door so inside ceiling is 15 ft

He hired
Designer - conceptual
Then you need to get a surveyor to establish a final ext height
Then you go back to designer and structural engineer
Electrical design ( he had to relocate his electrical panel)

All that needs to happen prior to any actual work starting, at the time the surveyor was 3 months out

So figure at least 6 months of design & permit process

He did -

Played GC

Slab set up
Pour all concrete
Electrical
Plumbing
Low volt
Gutter drain @ paver driveway
All demo and trash haul off
Side gates
Set doors

Took him about year and a half !

He had the house color coated stuccoed so it would all match
New roof on existing house.

FYI
When looking at houses

Check your set backs & Property Lines prior to purchase

City is very helpful w/ info and can typically look at it while on the phone or a quick call back

I did the same as a owner GC in 2004.Took me about 6 months from start to finish. Kinda hard to do from So Cal. I took a week off once the framing was done. Meet the building inspector on Monday and told him he would be back on Friday for rough in. He laughed and said this is Havasu. Luckily all the trades showed up and got it done by Friday. The inspector couldn’t believe it. Of courses once I left the work slowed down a little. 😁

If you guys are looking for a turn key no BS solution that won’t absolutely break the bank.. Team rdp has its own GC in house

Brandon Fredenburg - (928) 706-8000

He builds a lot of spec houses in Havasu, and is part of our RE team. He also does pools and spas!

Just tell him I sent ya and he will take good care of you.
