Echo, big bend etc. I know its BLM land. Is that why no houses? Whats pros and cons of buying a place on that side (besides its CA lol)?

Biggest thing is no rent control or being evicted for something, pro's for me is its the only water front place i can afford.
I think there is rent control on BLM land park moabi is on blm and pirates cant raise it but a certian percent each year and I know of only 1 person that ever got evicted from there

Yes i heard there is a percentage, went up 25 bucks a year for the last 5 years so I'm guessing that is the max amount or they would ask for more. I haven't heard of anyone either, shoot of some fireworks or run a muck though you may get a letter, well that what i have heard.

We have had a mobile in River Reflections for 20 plus years, we had a land lease for 20 years just expired now we are year to year. No issue what so ever

Its based on property improvements,etc.... not really sure how they justify the increases but i assure you we see much more than $25 a year...haha

I want to say we are over $600 a month for the lease. It's gone up a ton in the past 10 years.

For me its hard to throw money away on a ground lease, but then again I was paying $350 a month in La Paz property tax for the house and cabana.

One nice thing on Cali side is you aren't starring into the sun from 4-7:30pm

I would say river lodge has turned into a really shitty park . Management is non existent and there is zero consistency . Like said above , only reason I stay is I can't afford water front any where else . We have been in river lodge since 2007 and it used to be a great place . Makes me sad

CRA owns majority of the parks but not all. Was told they can raise rent to be in line with the others or if they make improvements. They have raised it 5 times in last 10. Not every year although it seems like it. Was hanging out in front of Boatnams place last few days. Surprised the for sale sign is still up and it has not sold. Perfect location.

Before I go over board the space rent I chock up to I get water , sewer ,trash and most important private launch ramp that I have never waited to use .

If you buy in a CRA park they will raise your rent from what the previous owner was paying too. Something to consider. But as mentioned.... Its the only way I could afford to have a permanent spot on the river. Also nice to be able to store your boat and golf cart too. Not to mention all the great folks and friendships my family has made over the decades we have been there.

We are considering selling our place in riverland. Great park and we have one of the prime spots with a fully remodeled 3/1. After seeing that list i'm almost thinking need to do some more research before i price it...haha

Are they hard to finance since they are land lease and you dont own the land? Also, how do you find out what the land lease payment is?

Would like a 2 bedroom. havent really set a budget yet trying to figure out total cost.

Its like owning a travel trailer so remember to add in unsecured property tax and liability insurance. Oh, and BLM doesn't allow you to sub lease or rent out.

Where can you find the listings?

CRA has an employee that is a realtor. Private party sales are also common and listed on FB and CL. On BLM properties they have to be inspected by BLM before the sale. Something to think about.

You are not allowed to own a permanent mooring in the river but most homeowners have their own permanent anchors out with their space number on it. If you buy a mobile they old owner may have a ball in the water for you.

The BLM throws down the rules the parks HAVE to go by, and then each park has it's own set of rules. You really need to go look at each park, and see what appeals to YOU!

Some of the beaches suck azz. Some of em are awesome. Some are busy, some are quiet. All of the rents are different! Some of the launch ramps suck balls. Some have bad current, some have none.

They all have very different personalities...

Some have off road aeras right across the street. And some won't let you ride though the park to get there!

So make you list of what's important to YOU. This would be the best place to start, and Then go shopping around.

The biggest thing to know is that anything you build to the ground, belongs to whoever owns the land. (CRIT, BLM, etc). That's why there are very few stick built homes or other structures. And the ones that do exist, were put in before BLM took it all over. You do not own the land and anything you do to it must be approved. Think of it as the ultimate HOA, except, unlike an HOA, you have NO say in it. And just because you "own" the trailer (mobile home, park model, etc) doesn't mean that you can take it off and "move" it anywhere. You're essentially paying for the use of it, with the perq of building up a smidgen of equity.

As far as CRIT land, the lease isn't worth the paper it's printed on. The Tribes can (and will) violate any portion of the lease, up to and including, kicking you out of the trailer you "own" and telling you to pound sand. You have exactly ZERO recourse and no ability to recoup any money you spent or any equity in the trailer. You will also have lease or rent payments for the "space", depending on whether it's in a park, or a stand alone.

The drawback on BLM leases, is that you cannot "live" in them. They must be 2nd or vacation homes ONLY, and you can only occupy them for so many days in a row, and so many days a year. (except for employees of the park and local public safety -CHP/SBCSO). Most parks also have rules about sub-letting so you can't rent them out for a week or weekend to try and recoup some of your investment. You're also at the mercy of whatever park nazi owns the park. Your rent payments are often more than the trailer payment. (if you could actually find someone to finance it).

Lol ! I wish the blm didn't allow renting . Our life was pretty dam good until the park model next to me was sold and turned into a full time rental . The blm laid out specific rules and the park does not even follow those . The rental unit next to me just sold again to a new guy who , suprise suprise , using it as a full time rental ! Fuck the blm

This is probably the most accurate statement . Before the rental next to me I would of told you I was in the best park on the river . No some ass hat rents out his 1990 motor home down the beach and the park and blm don't give a shit .

CRA requires the seller to have passed a BLM inspection on the properties being sold. Its not always enforced but the last two properties that my buddies sold at Echo had to pass the BLM inspection. Its probably in the "Red Book" but River Lodge probably doesn't enforce it. For the buyer its like a home inspection so its a plus. For the seller its a burden if your place has issues. The next door neighbor had to paint his place and re carpet his patio. Maybe CRA is lying and using BLM as a way to improve properties before they sell?

Most likely lying and I bet if somebody decided to rent there place as long as it was not on vrbo or airbnb the blm would do nothing . Half of river lodge is full time trailer park or rentals . It has turned into the hood !

Call the BLM they will be on it especially if on AirBNB. Friend recently called them for something else and all they cared about was asking if he knew of anyone renting out there mobiles on BLM land. They cracked down on a few of my friends.

650k is more like it and the property tax is more than my monthly. My GF just told me earlier her friend just closed escrow on 1 in the keys. And my old river neighbor is getting ready to list the 1 he built in the keys. He is tired of the neighbors renting out on AirBNB every weekend and partying all night.

Oh Lisa and I are on a first name basis .lol only thing they hold the park accountable to is no airbnb . All other rental is a green light pretty much . I guess I am just to dam old to deal with the b.s. that comes with the party . Thank God winter is coming so we can relax again

River Lodge isn't CRA. Their rules may differ.

And regarding renting or AirBnB, the park can have any number of units (that they own) for rent on a week or weekend basis. It's the individual "owners" that are usually prohibited, or at least discouraged from renting out their place. It al comes down to the purpose or "Recreational Use". The park has a monopoly on making money from them. If an "owner/renter" starts subletting his own place, it falls under the unauthorized business use of Federal Land. Sometimes when BLM gets wind of someone letting their "cousin" use their place for a week, they'll go and start inquiring as to the relationship between the weekend user and the "owner". Especially when a different "cousin" is there every weekend. People have been forced out for renting their places. But that's for the most flagrant abusers.
