As you all know we are selling the lots and homes out at Viewpoint Estates when you drive in. One of our developers has decided to move his portion as he has another opportunity he needs to move his money around for.
We are dropping prices on all of his lots. We have 10 lots left of his. He will consider further discount for a Bulk Sale. So any offers will be considered.
Two builds of his are dropping from $949k to $869k.

Some of these have $14k retaining walls already included.

We will continue to build out the other 14 with our other builder and have our model home out there.
This development allows any AZ licensed GC to build. Clubhouse, Heated Pool and Spa, Pickleball Court and it’s Gated!

What the ridge?
Hi Dylan! It’s been a minute…I hope you are all doing well.
The Ridge at Viewpoint Estates is a row of lots situated on a ridge just to the left when you drive into Viewpoint Estates. My developers I work with purchased the lots in bulk. Then split and decided to each do their own thing. One of our guys is building out his portion on the lots. The other is building two homes and decided he wants to move on. Seems like someone that lives out there could scoop up all those lots and chip off spec homes over the next couple years and make some decent money.

If the price is right as a bulk buy that would be the move IMO

This is also in the county, not LHC so less bs to deal with as far as codes and ordinances right?

Correct. You do have HOA regulations on design but they are pretty standard. Plans move pretty quickly. Epcor Water, City Sewer and UniSource Electric. You can plumb for propane if you want gas appliances. All underground utilities. It’s a great development. Off-roading trails right outside the gate, Quick drive down London Bridge Road to the launch ramps. We already have some RDP members with homes in there.

Yes that’s what our other Builder is doing. Building his lots out with specs. We have 3 almost complete, 2 just behind them, 2 more with April completion and 4 that are just popping up, build time is about 6-7 months. The model has been pretty busy this week. The market in Havasu is starting to flow again.

You look down the wash at the river.. it’s kind of a peak a boo view but you can see the boats on the water during the summer as they are going north and south

I don't have the funds at all but my question is do any the lots come with approved building plans, if yes it might make the deal for someone.

We took a trip there today and thought well maybe if the view is jamup, but truthfully we couildnt see much of a view at all. We were right here you made the ad at Dave, were we in the right place???????

No they aren’t huge views.. it is bigger than ya think though. When you are looking down the wash and nothing is going on it looks small, but when boats are running you get about a 4 second view of them going by, which is a lot further than you’d think.

That said though they are view lots but not “VIEW” lots of ya know what I’m saying.

Some of the plans I have seen have observation decks on the back of the houses to see more of the river. There’s a 30’ Building Height in this community.

Sure, what some call a view is a peek a boo look I know, just sounded like you could see the whole river ya know. We had one for 5 years then a builder took care of that with a massive house, oh well we knew it was coming sooner or later :mad:

When there’s an opportunity to make more somewhere else? The two parties had split awhile ago, and what is their business is their business, I’m not gonna put it online.

That said one of the owners of the ridge has an opportunity in the Caribbean and wants to seize it. That’s all that’s going on here.

The other party is continuing to build and develop. Same as the foothills and refuge and riviera..

I get it everyone keeps saying the sky is falling, and things were slow over winter but all of our agents are busy and out taking clients again…. I can’t predict the future and would never try, but I’d also suggest none of you can either.

Besides I think we already got a thread for the doom and gloom as well as the forever optimists.

I will say for the doom and gloomers I have reached out to a friend of mine about myself and him buying all of it and starting to build
Specs.. sooo..

I think the move is to knee cap the owner, say $1M for all 10 lots then put them on the shelf for 5 years. Of course doing some real valuation would be in order, maybe the number is $50k per piece, I don’t know. Lots of people out there looking to tie up 1031 money for a while. Shovel ready lots are cool, especially already subdivided out like this. 👍

Don't discount those panoramic mountain views on all these lots! I know most of you are all from Cali and used to mountains, but take it from this midwestern girl those mountains are awesome and light up every night with the sunset glow. So much better than cornfields!

While that number may be a tad low especially since the lots have been improved with grading, fill dirt and some retaining walls. There is definitely an open dialogue available for all 10 lots as a bulk. This neighborhood is developing nicely. As it gets built out it will only get better.

One of my buddys brought a bitcoin to a Christmas party as a white elephant gift when they were about $15.00. We all passed it around until one of the wives got stuck with it. She threw it out as she had no idea how to redeem it or do anything with it. It’s been pretty funny giving her shit about it over the years. To date the crypto stuff has been the best pyramid scheme in the history of man. However we’re due for another pyramid within 10-15 years, as soon S our kids have access to a little money it will fire up again in some new form😉

You see people chasing the market downward with their price cuts but you need to get out in front of the dropping market. Do a price cut 10k every 10 days until you sell a lot and that’s your price

They probably should have put the before prices on that spreadsheet.. I think they dropped 10-20K off what they were asking originally.
