We really like
The northwest valley. North Peoria, north Phoenix, lots of restaurants and shopping, easy freeway access to go anywhere else around town. Close to lake unpleasant “pleasant lake”
Also easy to find large lots
With RV garages and access.

We really liked the Gilbert area and that's where we were considering moving to about 5 years ago.

I live in Ahwatukee. Have for 8 years, we love it. It's great. Small town feel with the big City of Phoenix accessible by only a few minutes.

Lake Pleasant is only a 45 minute drive.

when we move back for good..
probally move northwest valley far enough were family cant just stop by..lmao
or just do havasu if we don't have to work anymore..

Curious if you are moving the business, still running it here, or getting out completely?

thinkin bout makin the move. Where is the best area of PHX for under $500k? Schools are NOT a factor

Probably Cave Creek, North Phoenix/Anthem or MAYBE Scottsdale if you could build a place for that amount.

You aren't getting anything worthwhile in Cave Creek for under $500K. We have been looking for other properties for a while. If you find something in that price range you will have a lot of work to do.

I like it here in Peoria. Can be in Lake Pleasant in 30 min for day trips or 3 hours to Havasu. I also like the north Phoenix area as well. Looked into the Cave Creek area and really liked it, just more than I can afford at this time.

Under 500k I would go nw valley (Glendale / Peoria) or North Phoenix up near Anthem. Over 500k I'd say some Scottsdale areas & Cave Creek. We're in Glendale, a community called Arrowhead Lakes - great area & our house value is probably just shy of 500.

Like everyone has said North Phoenix would be great. Lots of new builds on the I17 corridor north of the 101. I have been in Cave Creek for 13 years and love the area but not sure you can get something good under 500k. North Phoenix is close to local lakes and easy to get to Parker/Havasu.

as has been said, the Northwest valley is a great area but don't forget about the southeast valley as well. Chandler, Gilbert, Queen Creek, and San Tan Valley are booming areas right now. My parents had a deposit on a new build in Queen Creek, 4 bed 3 bath 3200sqft with an attached 20x60 RV Garage for like 464k

We live in North Scottsdale. Off of Jomax between Scottsdale Rd. & Pima. Love the quick access to nice restaurants, Lifetime fitness, Desert Ridge for shopping, the 101, lake bartlett and out door activities.

I would start with what kind of home are you looking for? In that price range you could go from N Scottsdale & N Phx tract home to a larger property in Peoria or Anthem. Keep in mind the HOA’s are Nazi’s here so that might push you towards something semi custom if you want to park your boat at your house/RV parking.

Any input on West Phoenix off the 10? Like Avondale or Buckeye? Looks like a lot of new development and less then 2 hrs to Parker. One big downside I would guess is traffic if you have to commute into and out of Phoenix. Like So Cal traffic........

Hit or miss on the west side. Lots of cheaper construction mixed in with a gated community or two.

I would tell you to figure out where you will be working first. Rent for a while if you have to. The further you get away from the city the houses get newer and more affordable. The next thing you know your in your dream house but your an hour + from town. We enjoy going to events, Phx open, sports, car shows etc so we live pretty central. I have friends that live in awesome areas but they are so far from town that meeting for dinner in Scottsdale is not even an option. Central Phx is booming right now, really cool old neighborhoods, lots of great restaurants and bars, close to everything etc.

Im not doing anything till this time next year if at all. Youngest starts last year of HS in sept

Peoria maybe North Phx/Anthem. There are some new builds with RV garages from the builder. Most of AZ/PHX is track home HOA hell so you really have to look.

This is so true. If you’re a hermit then BFE can work. If you like to do things, entertainment etc... then N-NW valley puts you within a reasonable distance. Easy to go west to CA & river. Easy to go north/flagstaff from this part of town.

The Dust Storms are on the South side of Town mainly as the Storms come up from Tucson. Cities most affected would be Gilbert, Chandler, Queen Creek, SanTan, and us in Ahwatukee.

I think all the California transplants are required to stay in the NW valley... SE valley is closed...

Okay, yeah I have a similar issue, but I decided to build in Havasu anyway.
I'm close to retirement so I just drive to CA part of the week.

Hangar space is at a premium in the Valley. If that really is a priority I'd look out around Casa Grande/Coolidge or Goodyear/Buckeye.

Pegasus or Stellar have houses with hangars.

No helicopters allowed at Pegasus, they are at Stellar.

There is an area on the south side of Goodyear, near PIR called Estrella that is awesome.

Made the move in 2004. Doubt I will ever go back. We chose the Buckeye area. 1.10 Acres ample RV parking/Horse property from 300-500k depending on where you are at. I have no HOA's but some areas like Verado do ....but that is a very nice area. The valley is expanding this way so any amenities that a currently missing, will be here within a year or two. 2 hours to Parker 2.5 to Havasu or Glamis.

The problem is that if you go under 500 in Metro Phoenix without an HOA, you can find some really nice stuff next to some really shitty stuff. The non-HOA stuff that is consistently nice gets a little pricier like Arcadia, N. Central, PV, some stuff around Falcon Field and certain parts of scottsdale that are older.

Pegasus is in San Tan and has struggled.

Stellar does have an HOA. Where the houses are on the West side, the HOA has it's shit pretty much together because the vast majority of people have planes or helicopters and are similar minded. The stuff on the East side is commercial and is controlled by Pratte. I think he owns at least half if not 2/3rds of the vacant commercial land on the East side and he has some of the biggest buildings.

Hanger space use to be cheap over at the Mesa airport. Mike yankee had trailer storage there a couple years ago.
