I saw this in the Havasu News this morning, an interesting concept. Havasu city council approved the project recently, located west of Home Depot and south of Dillards:

"Yenomom Havasu plans to build a gated community called Yellow Bell Villas on the property. It will consist of manufactured home duplexes with large garages, creating 136 housing units comprised of 700 square foot two-bedroom, two bathroom units and 900 square foot three-bedroom, two bathroom units. Each home would also include a 1,000 square foot garage which would share a wall with the neighbor in a duplex-type arraignment.
“It is going to consist of a 40-by-60 metal garage that will be consistent with the RV storages around - nice and architecturally appealing,” said Chris Stark, a developer with Yenomom Havasu. “Then we will roll in a modular house… with minimal yards - essentially just try to get people into a house that is affordable. Our goal here is to build something as economically efficient as possible, and pass that savings on to the consumer.”
Yenomom Havasu’s Stark told the council that the developers expect the price range of the manufactured houses to be in the upper $200,000s or lower $300,000s."

How is a 2400sq ft garage, cut in half, 1000sq ft?

I think this is a cool concept. Low maintenance, low-ish cost, room for toys, not much upkeep.

Who TF needs affordable housing AND 1,000 Sq.Ft. garage?

Isn't that an oxymoron? Why would you need an affordable house AND a 1000 ft garage? Because you spent too much on your DCB and Speed car??

No. At that price point a vacation home becomes affordable to more people, that is what these are.

Price out a storage unit that is that size and the monthly lease will be most of the house payment. Now you have your own storage, your own house, and no longer have to pay for a hotel or Air BnB.

Californians with boats in storage units in town.

I'm not a fan of that pricepoint, but if done right an owner could make the place pay for itself.

When I read affordable housing I assume it is restricted to lower income buyers, not vacation homes. But sounds like that is the case.

Yea, I think they mean affordable for 2nd homes. There is a giant hole in the market there right now. If you can give people a low maintenance house that can also store their toys, there will be a lot of takers for ~$300k.

$1500 a month mortgage payment with brand new electrical, plumbing, hvac etc.

Isn’t storage like $4-500 a month?

Yep, it varies from $200-$500, depending on the place and how long you have been there. I know of almost a dozen people right now that if they could pull their toys out of monthly storage and have a place to stay for under $300K, they would be in.


This was literally the reason I bought my place 9 years ago. I looked at storage costs, looked at hotel costs, and for a couple bucks a month more could have a house. It was basically a wash if I used in on average of one weekend a month. And we use it wayyyyy more than that and rent it out to snowbirds for a couple months out of the year.

Sounds pretty ideal to me. A lot of people are moving toward smaller square footage homes, especially if you are into activities like boating/offroading, you aren't spending a lot of time other than meals and sleeping in your home. Cheaper to clean, cheaper to heat/cool, etc. Way lower maintenance = more time and money to be spent on the activities you actually like doing. All with room to store and work on your toys.

Kind of a barndominium concept. I have a few friends shopping for plans but for remote properties.

I don’t see how that price point is possible in the current market. We just sold our storage unit for 275,000 and it didn’t have a mini house with it.

Can’t you build a garage on your property today for cheaper than that? Understand not everyone can due to many factors, but storage condo pricing in Havasu is crazier than the house prices. Sounds like this will be a metal garage - cheap. And a manufactured home - cheap.

Need more information? Condominium type deeds to just the buildings and monthly dues? No deeds with lease payments on the property? Full deeded with monthly dues?

Without that information there is no way to value the mobile home and garages IMO....

I would be interested as a vacation home if they are really $300k. I got a feeling they are going to go for much more than that.

Sounds like 40x60 garage is shared wall and divided. Mobile home on each side of garage.

We put it up on rdp.. some said it would never sell. Sold quickly. The market is still hot out here, and rdp reached 160-180,000 people a month Just on the website alone not including social media arms and other marketing team rdp does.

You add up a 1/4 million eyeballs and someone is gonna be in the market for it, doesn’t matter what it is.

I hope the neighbor doesn’t decide to paint his car next to your attached garage, or blast the stereo all weekend, while polishing the DCB.

I need my own space. These units are going to be VRBO’s

HOA could put the kibosh on sub 30 day rentals pretty easily I imagine.


Rent it to snow birds for 90 days in the winter and you’re cruising.

Was Just thinking the same thing. This isn’t work force housing. This is cheap housing for vacationers and will soon somehow transfer into vrbos
This...it has nothing to do with creating "affordable housing" locally just another quick build development to capitalize on current conditions. It will be full of second home owners and fucking air bob's.

Watch . . . someone will divide-up the 1000 sq. ft. garage into 4, 250 sq.ft. bedrooms with sketchy construction, and rent them out under the radar . . . just like they do in lower income neighborhoods of Santa Ana / Westminster.

People living in small units after playing all day will be looking for nightlife, perhaps the mall can now turn into a party spot...bars, quality dining, casino, etc..

The hanger the refuge bar and golf course it should be a great development Havasu will always be 3 day city boat drink boat clean the boat drive home
