House is 1700 sqft. single story house. It has composite shingle roof currently and there may be a second layer on top of the first. It is going to need some trim work and possibly a patio cover too. Simple, minimal I don't want to break the bank because . . .
The house has a 16x38 pool that needs a replaster badly. Gunite has been exposed for years. It was built in the 1970's and is looking pretty rough in a variety of areas.
So yeah, I need a guy. Or two.

What city, and if built in 70s you likely have more than just re plaster needed
The house is in Corona. The house was built in 1963, the pool in 1975. I don't have any pictures right now. Not sure I won't just fill it back in, but the tenants might not agree.

It is, I actually custom mixed it on the truck myself.

Depending on the pool, sometimes it's like if I fix this I might as well fix this (something else) and then it snowballs. if it's a rental and there's nothing structurally wrong, just leave it.

Currently it is a rental but dinner plate sized pieces of the original plaster have been missing for 10 years or more. Equipment is old, heater broken, many mosaic tiles missing.
I want plaster but I understand it doesn't last long. If it has to be pebble, I want smooth. There are some other considerations with the pool but it's too complicated to explain here.

Let me know, i have 2 jobs in corona currently. sounds like plaster and tile are necessary. plumbing, equipment, deck, coping etc on a rental will equal zero addl income. Math won’t math for sure. if doing something to buy time, then plaster and super basic tile for now. So when the other items become necessary you won’t kick your self as hard for not doing last time. Filling it in, we do that too, lol

I didn't know you worked in Corona. You were someone I was going to contact with my redesign questions. I will try to PM you some pictures when I can get over there to take them.

Between the liability and expense of just a simple replaster I'd fill that bitch in and tell the tenant this is in lew of me adjusting the rent 150% to recoup your investment. I bet they stfu real quick.. haha

I love my tenants. The have installed a lawn and sprinklers, had palm trees trimmed, painted 125' of fence, all on their dime. They are a Mutt & Jeff lesbian couple but they love the house and have been no problem at all for 4 years now. I wish they would offer to replace the broken pool heater but I'm guessing that ain't gonna happen.

My nextdoor neighbor in Santa Clarita is a roofer. He’s a white guy that speaks English, and has only two guys that also speak English that work for him.
He redid the roof on my house in 2018 and the roof on my new garage in 2022.

PM me if you want his number.

I used UEC roofing last year out of Lake Elsinore. Had about 6 quotes and they were in the middle only more expensive than ones that didn’t have insurance. But far less expensive than a couple of them.

@rmarion thank you for the list of roofers. I think I got bids from them all and ended up going with Veirs Kluk in Riverside. Their Rep spent the most time explaining why they do what they do and it seems as though they were using better materials with a longer warranty. Follow up was good with them too. Their price was right in the middle but I felt like in the end they were the best bang for the buck. Sadly they were booked out 6-8 weeks, but it isn't leaking so that is no big deal.
Thanks again for the referral. 👍
