Now with the fires, they need to expedite the deportations to free up some housing for the fire victims. Not to mention the money that could be freed up by not paying for the illegals.
Ad section 8 to that. I helped a plumber out yesterday on 2 properties. Ran my camera and located the sewers.

Section 8 tenants ran out of toilet paper. Decided to use the blue paper towels- shop rags instead. Cost the owner $2500 on 1. He was pissed. I told him it would be cheaper to buy tge tenants toilet paper. He'll they already get damn neat free rent. They don't work.

That criminal I have been tracking. He gets free motel stay paid by LA city and EBT. He uses stolen cards and cash for alcohol. Been frequently going to the liquor store He goes to daily.

The state gives away so much of our money it's stupid. Cutting funding for the fire dept to throw it away elsewhere.

Pretty sure the need for lots of "cheap" labor will only increase the incentive for those folks to come over.

Not a bad idea as housing could be in short supply with all the fires. Do it sooner than later as I would imagine the prices will rise in the states that you are going to. Oh and one last thing…..

The State: You can't sell your house for that price. It's too high. You are price gouging.

Plus make the buyer pay half of the closing costs.

If I could move out of Ca, this would be the best time.

Out of the blue a neighbor near me listed his furnished house for lease for $15k, seems double what it should be. He is in the real estate business and has a few places.

Working in alot of homes hot mopping is some areas that have big lots and smaller houses get bought up by devolper/investors who tear down the current house and have a design for a duplex or condo unit for certain sized lots.

It's a bit crazy, friend is a realtor in Bullhead and she has over 100 applications waiting for review from home owners from Altadena and P Palisades area for 1-2 year rentals, if that is the case I wonder how many are also interested in Havasu, Laughlin, Vegas areas... My Sister has a beautiful fully remodeled house in a high priced Glendale/Burbank area and they are calling her phone, dropping off flyers every day, even knock and talks, her area usually brings in 100-200k over asking prices due to the demand of the area and the local realtor told her he can get her 300k over market asking if she wanted to sell. She said NOPE then she would have to find a house she likes and the headache of another full remodel. I told her to SELL SELL SELL lol.

We can’t build houses fast enough in Ca, Az or NV.

And finished lots with water are very tough to reproduce.

There is no labor to build more and no incentive to speed up as prices keep rising.

Maybe it changes, but for now it’s just grind it out.

If I was offered 300k Over a potential asking price if I were to sell our river house I would sign it within seconds and start packing lol...

Not sure but I think that I missed the bottom falling out. If there was one it was only about a 5% dip for the last year. Looks like prices are jumping once again In the hood of Hawaii. For the last year it appeared that sales would stalled in escrow or even fall out. Now there is nothing held up or even in escrow.

Current home on the market was a dump that was a flip. We shall see how much it sells for.

Last sold as a dump for $681k in November

Currently on the market for $920k

Just waiting for these homes to hit a million each. LOL.

Working on 1 to be listed asap. The one across the street hit the market yesterday for 1.65 mil. I could of got it for 1.2 if I had the cash. They probably put a 80-100 into it. Going to walk it this weekend at open house. It's 1600 sq ft in a nice part of Torrance.

One were working on is 2200 sq ft. They were hoping for 1.7. But if that place gets there number 1.85 will be easy to hit.

I wish I had the funds when these deals come up.

My wife's sister and her soon to be husband are looking for homes in the Murrieta area. They have a budget of $600k, only have a 3.5% down payment, both of them bring in around $150k combined.

They looked at a new construction taylor morrison in winchester, the home was $585k and with the 3.5% down it came in around $4500-4750/month with the pmi and $160 hoa lol.

Who wants to do that right now? They are like 25/26.

Also all the worthwhile houses start at 700k and up.

I am not grown up enough to want to see a mortgage balance of $700k lol. I will hold onto my peon home with 2.85% first. My second is at 8% though and no DCB to show for it 💀 :cool:

Aren’t these just low intro rates that will climb to current rates in 3 years? More or less an adjustable with the hope of a decline in rates?

I don’t want to spend $700k either but I also don’t want to move a bunch, I want a home I can grow into.

The homes listed below are both $4k a month with 3.5% down, the new builds also want need closing costs. What home would you rather have lol.

I want a minimum of .5 acres but I’m not sure I will be able to swing anything resell…

No, those are buy downs, which builders are also offering.

The 3.99% is a fixed rate, some builders are going as low as 3.5% fixed rate. These special rates are mostly for pre spec’d homes being built.

Why not buy an existing home, as the cost per ft. is generally lower, the landscaping may be adequate, and it may have window coverings. Second, I’d tell them to lower their expectations for their first home. Why a “worthwhile home”, and not a fixer?

As an example, my first home was ~850 sq. ft,, with a bad roof, needing paint inside and out, drywall texturing inside, sagging porch, and termite damage. We sold it 3 years later, after doing the repairs, and bought a new home with ~2500 sq. ft. We didn’t have money for the unexpected termite repairs (had to jack up the house and replace the plating…a previous owner had creatively hidden it ), so our realtor found a contractor who agreed to delay payment until closing. It was good experience too, which we later used to flip fixers when I was between jobs.

I think many people expect too much too soon and too easily.

The one I attached I believe is 40’ with a 55’ extension available.

The one you listed is 45’ which should be big enough for even a tag axle class A
My 43' is closer to 45' overall. You need to 50' for a 43' DP and 55' for a 45' DP

No wonder everyone is moving to AZ that Queen creek house $675k for 3k sq ft.
There is a 900 sq ft house 1 block from me listed the same. I went to look at it. And there was 20 people there. Realtor priced it low to get a bidding war. Said he expects it to go for $800k.

I just finished doing some work on this one. Great part of Torrance. Nice home.

QC is horrible, bums everywhere, traffic sucks, taxes are out of control, rattle snakes bigger than pythons, weather is 120f 370 days a year.

Plus lots of people have a fetish for getting bent over by Newsom that QC won’t itch.

Never been there. One of these days I need to do a AZ tour and visit old friends and check out where some of my river neighbors live. I just couldn't handle working in the heat.

In your line of work you live in probably the best weather in the world. I don’t blame you.

I think you would enjoy touring AZ, the valley has a lot of different scenery than what you would expect from only visiting Havasu and Parker.

These 2 are in the same neighborhood. I bet the one on Kathryn sells within a week. That's a great area.

The other one is actually 1600 sq ft with a sun room. It fell out of escrow so they raised it 7k.

The one I worked on is the best for the size. But the closer to 2 mill market is slow right now. The 1.2 market in Torrance is hot. And the 800k and below range in the hoods next to Torrance are selling fast.
